Acreage buyers check list

When Buying an acreage, it is important to use an agent that has experience with the

multitude of items that you should consider. Not all property is equine or bovine

friendly. Even though it may have land is it good land?

Consider the following: 1. Water rights, be sure to verify them, don’t just take someones

word for it. And check the priority date of those water rights, in times of drought,

the earlier the priority date the higher quality the water right. Are they surface or

ground water rights?

2. Find the property corners, fences are not property lines, a survey may be necessary.

3. Check the well and septic, those are very, very important items. Make sure the

baffles are in good shape, the drain field is functioning, and that the well water is

safe to drink.

4. Is livestock allowed, if so what types and how many per acre can you have on the

property, it can vary from county to county. If the property is within a city limit, some

cities take those away if the livestock has been absent for a certain amount of time.

5. Then there are fences to check, ditches or irrigation systems to check. What do the

pastures look like. Are they full of nice grass, or alfalfa or weeds?

6. One item that is often overlooked is the access. Is it a private road or an easement

into the property. Are there restrictions on the easement, is the legal description for

the easement correct? Check the plat map with the fences, make sure the fences are not

on someone else’s property. these are just a few of the items to check. If you would like
